New construction typically means fewer surprises — new systems, builder warranties, energy-efficient design — but usually less room to negotiate price. Existing (resale) homes often offer established neighborhoods, mature trees, and sometimes a lower price per square foot. The builder's on-site sales representative works for the builder, not for you. Bringing your own buyer's agent — usually at no extra cost, since the builder typically pays the commission — means someone is reviewing the contract, upgrade pricing, and inspection timeline with your interests in mind. Register your agent with the builder on your very first visit to the model home, before you sign anything.
How long does a new build take?
New-construction timelines vary — anywhere from about 60 days for a quick move-in home to 6–9 months for a home built from a fresh foundation, depending on the builder's stage of construction.
